The membership is for homes. For commercial property we do something simpler: a maintenance agreement you renew each year, with the same person doing the work.

How This Is Different

The membership is residential only.

Membership, the Circles, the ten-year warranty and the capped 396 homes are all built around houses. A commercial building is a different animal, on a different schedule, with different equipment, so it gets a different arrangement.

What carries over is who shows up. The same person who caps membership at 396 homes so he can do the work properly is the person servicing your building.

What We Take On

The buildings we service.

Retail space

Storefronts and small retail buildings, where a system going down in July means customers walk back out the door.

Medical and dental offices

Practices that need the temperature held steady through a full day of patients, not recovered some time after lunch.

Professional buildings

Offices and professional suites, single tenant or a handful of units under one roof.

One exception: no restaurants.

Kitchen and restaurant work is the one commercial job we turn down, every time. If that is what you need, we would rather tell you now than waste your afternoon.

How It Works

A year at a time.

No ten-year membership, no Circle, no waiting list. A maintenance agreement runs for a year and you decide at the end of it whether to renew.

Year-to-year, not year eleven.

Commercial equipment gets worked harder and replaced on a different cycle than a house, so locking a building owner into a decade does not serve either of us. We agree a year, we do the year, and we talk again.

What is in the agreement depends on the building

There is no standard package here, and we would rather not pretend otherwise. A four-rooftop retail strip and a dental suite with two split systems need different visit schedules, different filter and belt intervals, and a different definition of what counts as an emergency. So we scope each agreement to the building it covers.

How that works in practice: we come and look at the equipment, we tell you what we think it needs across a year, and we put the visits, the coverage and the price in writing before you commit to anything. What is included and what gets billed separately is settled in that conversation, not by a page on a website.
